New Industrial Manufacturing Project In Reno, Nevada

We are excited to announce the ground breaking and progress of the Ellsworth Adhesives West Region Distribution Center in Reno, Nevada!

Ellsworth Adhesives, headquartered in Germantown, Wisconsin, is a global leader and distributor of specialty chemicals and equipment with more than 40 years of experience in the industry. Trusted by more than 50 of the industry’s top manufacturers, including 3M, Armstrong, Permabond, Tesla and Dymax, the company continues to see strong growth. In addition, the firm recently acquired Moldman Systems, a provider of low-pressure injection molding machines. Their focus is on energy efficiency, a small machine footprint and completed parts derived from mold sets.

To support these increasing demands, the new Ellsworth Adhesive West Region Distribution Facility will better support the company’s Western region customers, expand product offerings, as well as improve the company’s reach and operations.

Upon selection in January of this year, Mortenson worked with Ellsworth Adhesives on a real estate assessment, market analysis and site selection. We also supported the company through entitlements, programing and design to build a complete solution for the new industrial manufacturing facility.

Additionally, we provided multiple delivery options to Ellsworth, which allowed them to select the best structure for their current capital deployment strategy. Our team is currently executing a developer/design-build delivery of the facility, which will provide cost and schedule certainty to our customer.”

Similarly, Mortenson has provided like services to customers across the nation, including the Northern Stacks project in Minnesota. Northern Stacks, an industrial warehouse development located on a 122-acre site in the Twin Cities, was expected to take eight years to complete but is on track to wrap up in five years. In addition, leasing velocity has increased with industry vacancy rates at a low 4.4 percent, according to CBRE.

For Ellsworth Adhesives, the new 158,726-square-foot facility is located on a fully developed 10-acre site and will feature a two-story executive office, demonstration lab, assembly area, distribution space and materials storage. The program allots for cold storage to keep the industrial-grade adhesives at an optimal temperature.

Due to the acquisition of Moldman, the new facility required additional manufacturing space to support the ability to assemble their products and components. This grew the original scope from approximately 110,000 square feet to nearly 160,000 square feet.

The project broke ground in October and will be completed in May 2019.
