Progressive Field Reimagined

Progressive Field, home to the Cleveland Guardians Major League Baseball (MLB) team since 1994, is undergoing a remarkable transformation. The Guardians enlisted Mortenson as their contractor to execute their ambitious renovations, aptly named Progressive Field Reimagined, aimed to elevate fan enjoyment spaces, player amenities and operations facilities.

Currently the tenth-oldest ballpark in MLB, Progressive Field holds a special place in the hearts of fans, carrying a rich history of comebacks and unforgettable moments. Woven into the fabric of both the team and the city of Cleveland, the Guardians recognized that renovating their historic stadium was the optimal path to modernize fan and player amenities for the 21st century.

In collaboration, the Guardians and project team identified the most impactful improvements to the game-day experience for both players and fans while also balancing budget optimization and revenue opportunities. The stadium’s fan-oriented enhancements include providing a better view of the city skyline and the game, opening connections between the upper and lower decks, providing more social areas to gather and eat, and activating underutilized spaces.

Strategic Phased Delivery

As the team identified improvements and planned the renovation, it became apparent a tactical approach to phasing was key to success. To accomplish this, the Guardians and the project team collaboratively divided the renovation into several components. The team then prioritized and fast-tracked specific components to meet the needs of the 2024 season, while still sequencing to optimize the infrastructure improvements and minimize disruptions to operations.

The first stage of the multi-phased project was completed during a single off-season and delivered ahead of the 2024 home opener. This phase included:


  • Right Field Pennant District: An expanded open-air, group outing area with 360-degree views, which can host large groups (up to 1,200 fans) or be divided into three smaller spaces to host more intimate events.
  • Left Field Terrace Garden: A rooftop beer garden with improved sight lines to the city and easy-to-access food and beverage stands.
  • East 9th Street Addition: Upgraded commissary and kitchen to improve workflow for the concessionaires, in addition to an upgraded, amenity-filled public concourse.

The following stages of the project will be completed during the 2024 season and ahead of the 2025 home opener. These include:


  • Terrace Club: Open-air loges overlooking the left field with access to a climate-controlled indoor lounge boasting all-inclusive food and drinks.
  • Administration Building: Community-oriented workplace renovations to the adjacent five-story operations office building.
  • Home and Visitor Clubhouses: Upgrades and expansions to training areas, kitchen facilities, and technological performance spaces for players.
  • Dugout Club and Lounges: New members-only area behind home plate featuring an upscale indoor space and six private lounges for groups up to 12 guests.

Empowering the Cleveland Community

Located in the heart of downtown Cleveland, Progressive Field stands as a community beacon. Dedicated to creating a long-lasting impact in the city and beyond, the Guardians were adamant about workforce and supplier diversity. Mortenson partnered with Cleveland-based Independence Construction and The AKA Team as Associate Construction Managers. Together, the team set lofty goals for local, diverse workforce participation – which they plan to meet or exceed. The project is on schedule for a spring 2025 completion.

We asked for new, modern, and relevant experiences that seamlessly blend into our facility’s historic design. We got it. We asked for exciting spaces that would appeal to the fans. We got it. We asked for a team-first approach between our team, the architect, the engineers, and the construction manager. We got it.

The entire team delivered on phase 1, and it brings us great confidence the finished product a year from now will be every bit as successful.
